The Austin Proper Hotel and Residences is a 32-story hotel and residential tower completed in 2019. Designed by Handel Architects, the building includes a combination of architectural precast concrete wall panels, unitized curtain wall glazing systems, and custom-formed aluminum panels. The project achieved LEED Gold status upon completion.

Multiple exterior terraces and pool deck spaces are present with pedestal pavers and hot fluid-applied waterproofing, along with traffic-coated projecting balconies. Several floors of below-grade parking are located beneath the first-floor retail and lobby spaces, extending below the surrounding water table and requiring robust blind-side waterproofing and drainage solutions, some of which were implemented after the foundation was constructed and water penetration was noted through cold joints.

APC provided construction period services for Austin Commercial beginning after completion of the building structure, including design of remedial water drainage solutions for the parking garage, review of panel and glazing system installations from swing stages, and technical consultation on complex interface details.

After construction, we provided additional consulting on behalf of Austin Commercial and the property management team to address warranty and repair items and to develop an ongoing maintenance plan and service schedule.
