CitizenM Hotel is 17-story hotel tower housing micro-units in downtown Austin, Texas. The building is primarily clad with a combination of panelized EIFS cladding, GFRC, metal panel, and unitized curtain wall systems. Occupied terraces are present on the second and sixteenth floors, with exterior landscaping, lounge, and pool spaces.  

Baskervill was the Architect-of-Record and Gilbane Building Company served as the General Contractor. APC consulted on behalf of the developer during the early stages of design development through completion of enclosure construction. With its compact footprint, the site presented numerous challenges, including limited access to the exterior walls and a crowded mechanical roof. Creative solutions were implemented by the team, designing much of the exterior as panelized and unitized construction to limit work from swing stages and constructing rooftop enclosures to house duct and equipment penetrations and protect them from weather.

Acton Partners provided consulting services throughout design and construction, including peer review of architectural details; observation and feedback during panel mock-up development; periodic field construction review; and targeted water testing to verify the watertightness of the exterior enclosure systems.

The building achieved substantial completion in 2023.
